  • What does your full premium management include?

    Your full premium management service includes, your Airbnb and/or Booking.com listing, price optimization, screening, communication with your guests, personal check-in for your guests as well as maintenance support.

  • Why should you choose SpotHost to manage your Airbnb and Booking.com listing?

    With ample industry experience and knowledge, we offer a very high level of service at a competitive management fee. We believe in maximizing your monthly returns whilst providing a completely stress free service to you.

  • Is SpotHost an official partner of Airbnb and Booking.com?

    No, we are an independent company, and have no direct relation with Airbnb or Booking.com, however we abide by Airbnb and Booking.com terms of service.

  • Can I join SpotHost even If I don’t have an Airbnb or Booking.com account?

    You are required to have an Airbnb account, as your property will be listed under your profile. However, our team will help you with that to ensure everything is done correctly. As for booking.com you don’t need a profile, your property will be listed under our sister company SpotApartments, which is coming soon.

  • Do you provide individual services?

    Yes, we understand that not everyone requires our full management service, therefore we can tailor and make you a personalized service. Contact us to find out more.

  • Will SpotHost clean and restock items in my property?

    Yes! depending on which services you take with us, we will provide cleaners and restock all the necessities in your property. Giving you complete peace of mind.

  • Who covers the cleaning costs and how does it work?

    The guests pay the cleaning fee when they are booking your home on Airbnb and Booking.com. The fee as well as the booking total is paid directly into our company account, therefore at the end of every month we will send you a invoice stating the amount taken. If you elect to do the cleaning yourself we will refund the cleaning fee into your bank account each month.

    The cleaning fees that we set on your Airbnb and Booking.com listings are relatively standard across the properties already listed on the platforms and the properties we manage. This reflects the level of quality of services we provide to guests.

  • Will I still have access to my Airbnb listing?

    Yes, you will still have access to your listing at all times. We manage your profiles on both platforms by using our internal system. However, rest assured, you will be able to access all communication and bookings by logging into your account on Airbnb.

  • How soon could you start?

    We can have you on the Airbnb and Booking.com platform within a few days, we encourage you to sign up early, so we can start working on creating your listing and achieving the best results.

  • How will I receive my payment and when?

    You’ll receive payments directly into your bank account. We pay our clients on the 8th of every month from our company bank account. The payment you’ll receive will reflect the management fees charged by us and all other deductions, i.e Booking.com/Airbnb fees.

  • How do I get started?

    It’s simple, we’ve made this a stress free process, you can call us on 0141 375 1886 or alternately fill our contact form and a member of the team will be in touch with you. We’ll arrange for a meeting to discuss how we can help you, as well as answer any questions you may have.

  • Is my property protected?

    Airbnb provides a Host Guarantee up to £600,000. We also recommend a specialized home insurance, you can find out more in our insurance section of the FAQs.

  • Does SpotHost meet my guests for check-ins?

    Yes, we greatly believe in providing an excellent guest experience, we will personally welcome your guests into your property. We don’t believe in lock boxes, it’s all about the personal touch.

  • Do I have to pay if I don’t get a booking?

    No. We do not charge you a monthly subscription fee. If you’re property does not get any bookings, we will not charge you.

  • How many sets of keys do I need to provide?

    We require 4 sets of keys from our clients. Don’t have 4 sets? Not to worry, we can help you organise more sets of keys.

Insurance

  • Home-sharing Insurance. We’ve got it covered.

    SpotHost, together with GUARDHOG, have specifically created a new insurance product to cover hosts when they have paying guests to stay.

  • What is it?

    GUARDHOG’s home-sharing insurance, Host Cover, is on-demand, pay by the stay ‘full-fat’ home insurance that covers the risks of having paying guests. GUARDHOG have designed the cover so that it dovetails with your existing home and contents insurance. And, there is no need to make any changes to your existing policy.

  • What does it cover?

    GUARDHOG’s home-sharing Host Cover insurance, covers:

    • Malicious and accidental damage
    • Theft by the guest and unforced entry
    • Public liability
    • Buildings and contents, and
    • Communal areas.
  • On top of that…

    As one can never be certain exactly what your existing insurance will do in the event of a claim when it’s unrelated to a guest, the policy states that if something is specifically excluded because of guests staying, you will be covered. For example, if there is a storm, your home floods and your insurer won’t pay because you had guests staying, then the GUARDHOG policy will. (Extreme example but you get the point).

  • What does it cost?

    The costs vary depending on the host and the property, but starts from as little as £2 per night however by using SpotHost you can get 10% off.

  • What a brilliant idea! What do I do next?

    We’re not the experts, GUARDHOG are. So please email Humphrey@guardhog.com or look at their website www.guardhog.com. We’re hoping that you will take advantage of this insurance. So, to ensure it’s as hassle free as possible we can set-up a feed to GUARDHOG that automatically allows them to see any new bookings. Once you have registered with GUARDHOG, simply opt for all bookings to be automatically covered. GUARDHOG will ask you if they may share your information with us; please do say yes.

  • Where can I get more information?

    The GUARDHOG insurance policy is designed to dovetail with your existing home and contents insurance. Please read the insurance documents carefully so you understand what this policy provides, as well as the limitations and exclusions. GUARDHOG is underwritten by Hiscox Limited, a global insurer with an A+ rating by Fitch.
